  • How do I start the application process?

    Please visit our Apartment Availability and click on the view details of the property you are interested in. From there, please fill out the application form via the "Apply Now" button.

  • What are the qualifications for residential units?

    We process applications as we receive them, meaning you may apply before seeing the unit.


    Your application stays on file for 30 days.


    There is a $65 Non-Refundable Application Fee for Residential applications.


    Credit Score:

    • 650+: Approved
    • 625 - 649: Approved with 1.5x deposit or co-signer
    • 600 - 624: Approved with 2x deposit or co-signer
    • 575 - 599: Approved with Co-signer & 2x deposit
    • 574 & Below: Denied - will not approve with any co-applicant
    • No Credit Score: Approved with 2x deposit or co-signer

    Income:

    • 3.5x Monthly Rent: Approved
    • 2.5x - 3.49x Monthly Rent: Conditionally approved with co-signer or double deposit
    • If self-employed prior year’s tax return will be needed to justify approval

    Other:

    • No felony convictions
    • Cannot be listed on any lifetime registries
    • No outstanding balances with a previous landlord/property management company
    • No judgements or bankruptcies
    • No more than 2 late payments within previous 12 months with prior landlord
    • No more than 1 account in collections

    Co-Signers:

    • Income: 4x Monthly Rent
    • Credit: 685+
    • No felony convictions
    • Cannot be listed on any lifetime registries
    • No outstanding balances with a previous landlord/property management company
    • No judgements or bankruptcies

  • How much is the security deposit?

    Security Deposit amounts vary based on the apartment.  


    Please consult with a Leasing Agent to find out the Security Deposit owed for the particular unit you are interested in.

  • What will I need to sign the lease?

    You’ll receive an email with a link to sign your lease electronically via AppFolio. You will be prompted to set up an account to your tenant portal, which is where your lease will be kept. Review the lease carefully, and contact us with any questions. When ready, follow the prompts to sign and initial the document. Once complete, submit it to finalize the process.

  • What does the $65 application fee cover?

    The application fee covers our cost to run your Credit History and Criminal Background Check. This fee is non-refundable.

  • Can I have pets in my building?

    Yes, Young America is a pet-friendly community. We welcome pets, but all applicants—whether they have a pet, an assistance animal, or no animal at all—must complete a profile through our third-party screening service, PetScreening. This ensures fair and consistent application of our pet policies, supports legal compliance, and helps protect our residents and properties.


    PetScreening Profile Required For:

    • Applicants with pets
    • Applicants with assistance animals (e.g., emotional support or service animals)
    • Applicants with no pets or animals

    Pet Policy Summary:

    • Maximum of two (2) pets per unit
    • No breed, age, or spay/neuter restrictions

    Weight limits:

    • Apartments: 35 lbs
    • Townhomes: 50 lbs
    • Houses: No weight limit

    Pet fees:

    • $500 one-time non-refundable fee per pet
    • $50 monthly pet rent per pet

    Assistance Animals:

    Assistance animals are not subject to pet fees or restrictions, but a PetScreening profile is still required. Documentation must be submitted through the platform and is reviewed for compliance with Fair Housing standards.


    No Pets:

    Even if you do not have a pet or animal, you must complete a “No Pet/Animal” profile to acknowledge our policies.


    Important to Know:

    Failure to disclose an animal or complete the PetScreening process is a lease violation. Unauthorized pets must be removed, and lease violation fees may apply.

  • How much are Late Fees and when are they assessed?

    Unless your lease states otherwise, rent is due on the first of the month and will be assessed a 10% fee if paid after the first.

  • What is the process for subleasing?

    When looking to terminate your lease early, please contact a Residential Leasing Agent to explain your options. You may not sublet your unit without prior written consent from Young America.

  • How do I schedule a showing and where do we meet?

    To schedule a Residential Apartment Showing, please follow the instructions on our Schedule a Showing page. 


    Once you have scheduled a showing, you will meet a Residential Leasing Agent at our office before viewing the property.

  • How long will a showing take?

    Showings typically take anywhere from 30 minutes to an hour depending on how many properties you choose to view.

  • Is the property I want still available?

  • Do I need renters insurance?

    Renters insurance is required as per the terms of the lease agreement. See below for options on renters insurance:


    The Damage Waiver Program through Confirm Insurance:

    We believe the Damage Waiver Program is the simplest and most convenient way to satisfy your lease requirement. For a small monthly fee of $15.00 paid in addition to your rental payment, you are relieved from your landlord liability insurance requirement. 


    Further benefits of the program are outlined below:

    • No deductible for any waived damage
    • No liability up to $100,000 for any waived damage
    • No paperwork for an insurance claim
    • Satisfies your liability insurance lease requirement

    What If I Have Renters Insurance?

    Opt out of the Damage Waiver Program here. You will be prompted to upload a copy of your policy. We will review the policy to determine if it complies with the lease addendum and communicate with you regarding the approval or denial.


    To comply, the policy must:

    • List all leaseholders on the policy
    • Contain the insured address as stated on the lease agreement
    • Cover property liability for a minimum amount of $100,000
    • Contain both start and end dates
    • Add as an "Additional interest," "Interested party," or "Certificate holder": Compliance@confirminsurance.com
